For this job, I arrived and noticed system number two was not running upon inspection. It was showing a two flash code resulting in system lockout I reset the system check charges in both circuit. One and circuit two charges seemed fair and the system after being reset is running and satisfying at 69°.
I done a preventive maintenance on the inside and outside units. I started this in the cool cycle, checking all amp draws, and voltage readings between the compressors contactors Transformers fan motors also checked the refrigerant levels, sub cool and super heat and make sure that we were getting a good temperature split I did moved over to the heat cycle checking to make sure again all amp draws between the fan motors and heat system operations where working. I also checked to make sure the heat strips in the emergency heat setting kicked on efficiently. This customer would like a quote for a UV light installed inside the air handler.
Techs inspected units installed in 7/24. Secondary emergency drip pan was corroded. Techs replaced pan, cleaned unit closet floor and walls, re routed condensate line to make filter replacement easier, replaced 22x24 return filter, made sure was draining and cycling after the refrigeration pressures and process was inspected , pan and units are performing purpose as intended.

Tech arrived to find that vinegar was poured into the float switch of the drain pan. Maintenance techs need to add vinegar to the tee fitting above trap not in the sensor traps.
Job done preventive maintenance on an inside and outside system. I started the PM checking everything in cool mode from Freon levels amp draws between the fan motors, compressors contactors, and capacitors also checked everything in heat mode. I got a 20° temp split and made sure the filters were goodat this time. This system is running and functioning operational.
This job I arrived and noticed the inside air handler was running operational, but was not cooling and the line sets were not cool. I went up on top of the roof 13 stories up and determined the compressor was not kicking on. It has been over two hours now and the compressor still is not giving me the correct ohms for me to correct the charge. I will be back tomorrow first thing to continue working on this unit.
Yeah, I arrived and noticed the insight unit was running, but was not cooling and the lines was not cold. I went up to the rooftop and check the outside condensing unit. The condenser fan motor was running, but I was not getting no power to the compressor after checking the compressor‘s homes, it was determined the compressor was in thermal overlook after waiting and cooling the compressor and removing the sound shield it was then determined the compressor is blowed and burnt up. The system will need to be replaced. the office is aware and is currently working up estimates for the customer.
2 of the systems were having issues at the thermostats. Added a relay to bypass the board on system (2). Found and replaced a failed 3phase 24volt contactor on system (1) heat kit.

For this job I done a preventive maintenance on both the inside and outside system this is a newer system. I tested everything first in cool mode making sure proper voltage and correct amperage is or being pulled. Also check the refrigerant levels made your fan motors and compressors were working properly, then tested the system in heat mode. Also checking fan motors and amperage. Check the auxiliary heat to make sure the heat strips were kicking off and checked on the filters. The filters has already been replaced by the customer a few weeks ago and did not need changing at this moment. The system is running properly.
This job I arrived and was instructed. The system is not running, and there is a buzzing noise upon investigation. It was determined the buzzing noise that they were hearing was the contactor, pulling in due to the air handler being on, but the breaker to the outside condensing unit was off after turning the system on And putting the air conditioner through a cycle. It was determined the inside control boards fuse was blown due to relocations of thermostat. I replaced the fuse and the system is working.

For this job, I came back to read address the drain line evidently they were still more trash inside the pan that needed to be cleared out. I remove the remaining trash and monitored the system for about 30 minutes making sure that it wouldn’t drip inside the computer room all seems well at this time I was here for a total of one hour.

We were just out here a week and a half ago repairing and testing the system so a PM is unnecessary at the time I spoke with customer customer agrees customer also wants to speak with the office, a few other things and potentially signing up for the membership after the other issues are addressed.
